(AP) ? Thousands upon thousands of devoted Thais feted their 84-year-old monarch Friday on his first trip outside the capital in almost three years, a period marked by his ailing health and national political turmoil

The elaborate tribute to King Bhumibol Adulyadej in the old capital of Ayutthaya was a celebration of values and unity overshadowed in recent years by the turmoil.

Bhumibol, the world's longest reigning monarch, actively worked for decades on behalf of the country's poor but has almost disappeared from public life since he was hospitalized in September 2009 for what the palace called a lung inflammation.

Since then he has had a variety of ailments and has lived in a royal wing of Bangkok's Siriraj Hospital, leaving only on rare occasions and always in a wheelchair.

Friday's highlight was to be a visit to a rice paddy that the king also toured in 1996 and was part of a royal project to mitigate flooding in Ayutthaya. The devastating floods last year submerged much of Ayutthaya, damaging ancient temples, crops and hundreds of factories.

The Ayutthaya area is fraught with historical significance as the country's capital three centuries ago that was sacked by invaders from neighboring Burma.

The king's first stop was at a statue of Queen Suriyothai, a consort of an Ayutthaya-era king who sacrificed her life in battle with the Burmese to save her husband. Bhumibol handed over a garland from his van for an official to place before the statue.

The king left his van at the next stop, a specially constructed royal hall, where Prime Minister Yingluck Shinawatra paid her respects with a short speech declaring her devotion.

Controversy involving Yingluck's brother has put in jeopardy the once unchallenged reputation of the monarchy.

Elected prime minister Thaksin Shinawatra was ousted by a military coup in 2006 that many believed was sanctioned by the royal palace, and subsequent sometimes violent tussling between his supporters and opponents opened a debate on the political role of the monarchy.

Thaksin's critics had charged he had sought to usurp royal power, while his supporters believed that the old power-holders, circles around the palace in alliance with the military and others, sought to suppress democracy to preserve their own privilege.

As unprecedented debate raged ? muted publicly by a harsh law banning criticism of the monarchy ? the king's frail health caused him to distance himself from public affairs. Overzealous attempts to defend the monarchy's reputation by suppressing criticism only inspired new questions over its place.

However, politics was pushed aside Friday for pageantry and displays of devotion by the huge numbers of ordinary Thais who crowded roadsides to see the only monarch most of them have lived under. The king came to the throne in 1946.

A parade staged for the king recalled a much earlier era, with people in period costumes marching along with nine elephants decked in glittering regalia. The show at one point included two warriors on elephant-back staging a mock battle, as well as performances of traditional music and dance, performed in the dramatic dusk light.

Dressed in a military uniform, Bhumibol earlier was wheeled from the hospital and into a white van adapted to accommodate his wheelchair.

He, Queen Sirikit and one of their daughters, Princess Maha Chakri Sirindhorn, were driven past crowds of people waving Thai flags and the yellow royal flag as police outriders stopped traffic to let the king pass.

People dressed in yellow and pink ? colors associated with the monarch ? lined the roads from Bangkok to the country's central plains hours before the royal convoy was due to pass.

The palace has given little explanation for the trip, though farming is closely integrated into national tradition and the king closely associated with it.

It likely serves as a chance to publicize the king's improved health ? a matter of such public interest that a Bangkok newspaper carried a front-page headline Thursday that stated: "His Majesty The King Takes 50 Steps Without His Cane."

As far as could be seen Friday, he used a wheelchair.

A growing sense of optimism in housing market

While lugging 40 new cabinets into their nearly built home Wednesday, the Kelly family will gleefully stack another layer of chaos onto the saw-and-sales frenzy buzzing through their suburban Charlotte subdivision.

?It is a crazy-bizarre scene," said Jacy Painter Kelly, who will move into her new, four-bedroom house in Baxter Village in August along with her two young kids and husband. "Sales are insane. And the Goodyear store across the street gets a lot of business from all the nails in (residents?) tires.??

The bustle at Baxter Village is part of a quickening home-construction pulse across the nation: New-home sales edged up 3.3 percent from March to April to a seasonally adjusted 343,000-unit annual pace after a 332,000-unit rate in March, the Commerce Department reported Wednesday.

That is a far cry from the 1.3 million sold at the height of the housing boom in 2005, but still represents the latest sign the battered housing market has regained a semblance of normality.

The median price of a new home sold hit $235,700 last month, up 4.9 percent from April 2011, according to Commerce statistics. A separate report Wednesday from the Federal Housing Finance Agency showed home prices also gained 1.8 percent in March after pushing 0.3 percent higher in February.

When blended with Tuesday?s report from the National Association of Realtors that existing-home sales touched a two-year high in April, analysts say evidence of a modest real estate revival seems to be mounting.?

?Things are looking good,? said Pat Newport, an economist with IHS Global Insight. ?These are still very low numbers by historical standards. But when combined with the NAR report, this tells us that something is going on. Prices are stabilizing after adjusting for inflation.

?It?s hard to get a good picture of the housing market early in the year because (warming) weather can distort the numbers. But I think the picture emerging is a good one. The housing market is getting better,? Newport added. ?We had a very good first quarter, and the numbers are telling us it was more than just good weather helping the market.?

Amid Wednesday?s fresh data dump, Newport called the FHFA release ?the really good news? because ?it showed prices are increasing pretty much across the board, in all nine census divisions.?

Newly built homes represent less than 20 percent of the U.S. housing market, but they place a far larger footprint on the overall economy. Each home built creates an average of three jobs per year and produces about $90,000 in tax revenue, according to the National Association of Home Builders.

The 3.3 percent rise in new home sales ?is line with our expectations for a continued, modest increase in home sales as buyers gain confidence in the economy and their jobs,? said David Crowe, chief economist with the NAHB.

For the Kelly family, building made more budget sense than purchasing an existing home. They needed extra cash on hand and an opportunity to create a unique space to accommodate Jacy Painter Kelley?s in-home, kitchen-goods business, lucylucybangbang. She makes hanging dishtowels. From her work station, she needs to be able to keep track of her two children, ages 5 and 2.

?We looked at existing homes. They just weren?t what we wanted. With my business growing quickly, I need a place in the home where I?m really central to everything,? Kelly said.

?When you buy a previously owned house, you have to put a lot of cash down. You don?t have a lot left to make your home exactly what we needed. By building, you still have to put cash down but you can design just what you want it to be,? she added. ?I don?t want to be tucked away by myself and I don?t want to be working in the dining room.??

Heavy Duty Outdoor Hinges, Weight Rated Gate Hinges, Sagging ...


Raise your hand if you have ever pushed open a gate that was scraping the ground. Doors and gates that have been properly installed with the correct hardware swing open, and close with ease.

Why is using the right grade, and quantity, of hinges for doors and gates so important? Under the weight of a door (such as the door on a garden shed) or a gate, a lesser grade hinge, not using the recommended number of hinges, and, screw length, can cause the structure to sag and become misaligned. Even the hinge can become damaged.

Outdoor hinges should be manufactured with specifications that give them a weight rating for the load, or weight, that the hinge will be required to support. Some manufacturers do list a weight rating for their hinges, but many do not. We think that knowing the weight rating of an outdoor hinge is important information to have for a successful project.

Those manufacturers that do indicate a maximum weight rating for their hinges, list the rating as either per pair, such as 340 lbs/pair, or for a single hinge.

When purchasing hinges, it is important to notice whether the rating is for a single hinge or a pair of hinges. Another factor to include in determining weight: If you have younger children, or grandchildren, you may want to consider using hinges for a gate that are weight rated for more weight than just the gate, since kids love to climb on structures that swing!

With that said, we have noticed that many of the hinges for outdoor use sold in home improvement and hardware stores do not list the weight rating on the package. Many online sources lack this important information in their product description, too. Many simply indicate that a hinge is ?heavy duty?, which without a unit of measure does not tell the consumer anything.

If you have ever installed an interior door you know that interior carpentry has established standard guidelines for the size and quantity of hinge that a door would require based on the door?s height, thickness, and weight (solid vs. hollow-core), and material (wood, steel, fiberglass, etc) which also effects the door?s weight. Outdoor hardware installations warrant the same level of consideration.

We have found a few hinge manufacturers (some are mentioned in the description in above photos) that understand the importance of such information for outdoor application, and they have included a weight rating in their product description. It?s difficult to understand why some manufacturers do not include this information.

If you buy a hinge described as ?heavy duty? and without a weight rating, you should be prepared to have to make repairs to your gate or door down the road.

Heavy Duty is a Relative Term

In large scale projects, such as designing a double entry gate for a driveway that spans 12? for example, a landscape architect would design and detail the gate and the structure that would support the gate, then send the design drawings to the iron forger or metal shop, where a shop drawing would be created for the required hardware based on the mass of each of the 6? gates. These specifications are used for the manufacturing of the project?s heavy duty hinges with the appropriate weight rating. You can see how the term ?heavy duty? is relative.

Most homeowners don?t have 6? entry gates, and are not in need of a hinge of that scale. But don?t underestimate the weight of a regular gate or a garden shed door ? either can be quite heavy, and the correct grade of hinge is important for these structures to work properly. If an outdoor hinge is not weight rated, the consumer cannot really be sure if they are purchasing the correct grade of hinge, and how many hinges they need to use.
